What are the expenses of buying a house in Spain?

The total expenses when buying a house in Spain:

1. New house

-10% IVA.
-1,5% ADJ

– “Registro de la propiedad”:Registration of the property Depends on property price: 300-600€
-“Notaria”Notary’s office 350-1500€, depends on property price.
Both Registro and Notaria together normally cost around 1,5% of the property price.

-“Gestoria”Management company
Fees of the management company which undertakes the work involved in processing the sale of the property.
This one depends but usually around 300 and 450 € as a fix fee.

2. Second hand

– “ITP” tax that depends on situation and value of the property. (From 7 to 10 %).
– “Registro de la propiedad”:Registration of the property Depends on property price: 300-600€

What taxes are need to pay as a property owner in Spain?

“IBI” this is a tax you pay to the “ayuntamiento” town hall, every year based on the cadastral value. It is an annual tax.
The local Town hall mark the percentage it goes from 0,4 to 1,5 % of this value.
“IRNR” Non resident property income tax.
This one work as it follows, if you rent the property you have a 24,75% income tax.
If you do not rent the property , spanish government consider that you have to pay a 24,75% of a 2% of the cadastral value.
(cadastral value of 100.000 that would be 495 €) annually.
